S.V.P. Julie Gralla Arranges Sale of 36 Units in Passaic & Essex Counties
Woodbridge, N.J., September 26, 2023 – The Kislak Company, Inc. announced the recent sale of two multifamily properties in northern New Jersey. The transactions included the $2,500,000 sale of 60 Dayton Avenue/15 Hobart Street in Passaic with 23 units and a restaurant and the $1,420,000 sale of 153 Pierson Street in Orange with 12 units.
Kislak marketed the properties on behalf of the sellers, repeat clients Hobart Dayton Proud Passaic, LLC and Hickory Corner, LLC, with senior vice president Julie Gralla managing the assignments. She also procured the purchasers, Bonim Realty, LLC and 153 Pierson St., LLC.
Ms. Gralla remarked about the Passaic sale, “It was a pleasure working with both parties. The seller was a repeat client and the purchaser was a goal-driven team player. In an increasingly difficult selling environment, this sale exhibited the importance of teamwork and professionalism. Together, we responded swiftly to any obstacles that arose. While there will be work involved, the property offers a great deal of upside potential.”
The Passaic property consists of 23 apartments and a street level restaurant with a long-term tenant. With easy access for commuters, it is in close proximity to Routes 21 and 46 and the Garden State Parkway and within one mile of the Garfield train station.
Ms. Gralla added about the Orange sale, “This was a relatively smooth transaction and it was also a pleasure to work with both parties. The seller was a repeat client and the buyer was a seasoned investor.”
The Orange property is a well-maintained three-story building known as Hickory Corner. With a stucco façade, the property has new windows and hot water heaters, renovated exterior lighting with added security cameras and a remote-controlled security gate for its parking lot. It is located within walking distance of two midtown direct train stations, Brick Church and Orange, and close to Route 280 and the Garden State Parkway.
