E.V.P. Janet Bortz Arranges Exclusive Sale of 76 Units in Sullivan County
Woodbridge, N.J., November 3, 2025 – The Kislak Company, Inc. announced the recent sale of Jefferson Gardens, a 76 unit apartment complex at 14 Wood Avenue in Monticello, Sullivan County, New York, for $3,225,000.
Kislak marketed the property on an exclusive basis with executive vice president Janet Bortz handling the assignment on behalf of the seller, NY Jefferson Associates, LP, and she also procured the purchaser, Jefferson Gardens Apartment, LLC. Ms. Bortz, who also represented the seller in previous multifamily transactions, commented: “This was a value-add deal with significant upside potential including an opportunity to raise rents with limited capital investment for a property in good condition. We procured offers above the exclusive listing price and an offer was accepted in less than two weeks of marketing it.”
Built in 1969 and under the same ownership since 1994, the scenic property is situated on 3.05 acres and includes seven buildings with 15 entrances. The garden style complex is three-stories with brick exteriors and pitched roofs and the unit mix includes two studios, 47 one-bedrooms, 18 two-bedrooms, and nine three-bedrooms. The one- and two-bedroom units have separate dining rooms. Other features include original hardwood flooring in most units, gas baseboard heat and hot water, laundry rooms, ample surface parking, and on-site management.
Significant upgrades were completed in 2023 including the installation of new boilers, enhancing the building’s heating efficiency and reliability, and the replacement of the soffits and gutters, contributing to both the structural integrity and overall appearance of the complex.
At the time of sale, occupancy was 100% with no rent control. Based on comparable area properties, this combination presents an upside potential of $100-150 per month for all units
